The owner of TTK & Associates, Emily K Vu, is an incredibly dishonest and untrustworthy person.
She has been sued multiple times for breach of contract for as much as $200,000+:

She has a long track record of deliberately refusing to honor signed legal agreements, which is a huge red flag for someone who works as a realtor and CPA.
